<summary type="text">What Lenders Want from Mortgage Valuation Reports: A Survey of Nigeria Banks

Nigeria property market is witnessing enormous and continuous growth and changes for some years. This calls for an urgent need to explore the needs of the users of valuation report which serves as an important input to lenders' decision making. Focusing on banks in Nigeria, this study examined the needs of the banks with respect to the content of valuation reports. This is with a view of determining their needs so as to improve on the quality of valuers’ reports. The study surveyed the twenty-two (22) banks in Nigeria to obtain the relevant data. Their needs were examined according to the content of valuation reporting formate in Nigeria. Using mean, raking and relative importance index (RII) methods, the findings shows that what lenders want from valuation reports are to see more details relating to some important aspects of the property market; they are valuation calculations and uncertainty in valuation figures. The study concluded that the estate surveyors and valuers should be mindful of their clients' needs and try as much as possible to meet those needs.

Informal sector plays a key role in shaping the urban economy in many developing countries. It absorbs almost all the excess and sometimes unskilled labor in the events where governments are not in a position to provide adequate employment for them. It is also the main livelihood for urban poor. Besides these many positive factors, the existence of the informal sector activities in the cities makes the way for generating several issues in terms of urban environment and urban planning. The most visible outcome of the urban informal sector is the street vending which spreads haphazardly if not regularized or establish them in planned locations. The city administrators therefore are compelled to find ways and means to regularize and recognize them in urban planning and urban development programs. Unless otherwise objectives of those development projects cannot be fully realized. The development program for Colombo which is the commercial capital of Sri Lanka similarly made provisions to regularize the informal street vending in the city by providing space tem in planned locations as a solution to the issues outlined above. This research was focused to evaluate such regularization project implemented in the core area of Colombo –Pettah. The evaluation was carried out to ascertain the public perception on the street vendors and re-location program. The overall finding of the research indicated that public have a positive image towards the street vendors and they are in favor of the re-location program.

<summary type="text">Model for Determining Rental Values of Commercial Properties: Case Study in Boralesgamuwa Urban Council Area

The rental value of a property is a function of many factors. To calculate the rental value, identification of those factors is very important. The factors that influence the rental value are different in different areas while there are some common factors. The degree of contribution of those factors is also different from one area to another. In valuing a commercial property, rent is essential component for valuers as applying valuation methods. Assessment of accurate rental value for the subject property is based on collecting the rental value details of the property. To make necessary adjustments valuer should have a thorough understanding regarding the factors affecting rental values within the particular area and the relationship between those factors and rentals. Therefore, this research intends to identify the factors affecting commercial property rental values. With the model developed for showing factors affecting commercial property rental values and their relationships, valuers can determine rental values easily and more accurately. This kind of model also enrich as the scientific nature of the valuation process. This model will also help land lords and tenants when determining rental value of commercial properties. Further the findings of this research will help decision makers and policy makers when taking decisions and formulating policies.

Urbanization is a continuous process and it results in attracting people to urban areas for better living. As a result demand for residential land is prominent in the surroundings of cities and urban sprawl is a common phenomenon that exists in most developed and developing countries. Therefore cities face with the most challengeable task of providing land with better infrastructure to fulfill this demand. In this case situation of developing countries is more aggravated due to the lack of proper planning regulations and economic inefficiency. This is a common phenomenon in the city of Colombo which is the commercial capital of Sri Lanka. It is still developing and gradually residential demand pressure is being exerted on surrounding urban areas. Planning regulations are not strong enough to avoid negative consequences of urban sprawl. Therefore most of the residential areas are unable to meet better living conditions. Therefore identification of suitable land for residential development is the most important task in planning and it is observed that present zoning regulations cannot fulfill this requirement. Selection of suitable land for residential purposes is a complex process in multifunctional pattern of urban areas and a scientific approach has been used for that.&#13;
Geographic Information System (GIS) is a powerful tool that can be used to analyze spatial data and its sophisticated analysis functionalities with multi criteria evaluation provide a better approach for suitability analysis. This paper aims to do a suitability analysis to identify possible locations for residential development in the Colombo Urban Area. GIS with Multi-criteria Evaluation (MCE) is used to analyze data. The process of land suitability analysis involved evaluation and grouping of specific areas of land in terms of their suitability for a defined use. Integrated GIS and MCE process add some valuable insight to a strong analysis platform for finding suitable residential locations. This research aims to demarcate suitable areas for residential development using the above techniques. The scientific classification used is in line with the zoning plan of the study area and it can be used as a guide map to the zoning plan of the study area
